This necessity may be due to aging, a sudden change in health or circumstances, loss ofspouse, loneliness, or heirs facing an overwhelming task of selling the real estate and all personal property amidstemotional trauma, family discord, inexperience or distance that complicates an already difficult situation. Real Estate: Having access to an independent real estate and termite inspection and title reportbeforehand benefits buyers and sellers. These reports are for informational purposes only andbuyers are encouraged to do their own due-diligence prior to the auction as all sales are“As Is” with no buyer contingencies. There are no staging and repair expenses incurred unlessit is agreed that it makes sense to take care of certain items before the sale. All bidders areprequalified prior to the auction.

The sale is conducted on-site and online. Marketing and real estate previews are usuallyconducted over a 3-4 week period. Bidders must have completed a Bidder RegistrationPacket before the auction starts. After all bidding ceases, the sale is final to the highest bidder,and the buyer puts down a 10%, non-refundable deposit made out to the title company. Escrowwill typically close in 7-30 days. As opposed to a conventional listing, bids are displayed in realtime, so the buyer is not left wondering how much more they could have offered to get the property.
